Infosys is moving to Warangal Highway… Times of India Reports..
After a prolonged controversy over the location for setting up its largest campus in the country in Hyderabad, the IT bellwether Infosys has finally decided to set up two special economic zones instead of a single campus. nfosys has been allotted about 450 acres in Pocharam by the Andhra Pradesh Industrial Infrastructure Corporation recently for setting up of a facility. In fact, the IT major had entered into an agreement with the state government for taking its largest campus plans forward in March 2006.
ORR Phase 2 In trouble ? With ORR phase 1 being where it is, I didnt expect Times of India to remind us about the delays in Phase 2.. but anyway, they reported and here it goes..
The second phase of Outer Ring Road project is likely to get delayed as the Hyderabad Urban Development Authority is facing hitches in acquiring land for the project. The phase-II A work, which was supposed to begin from August 15, is not likely to begin at least till this October. The 62-km phase-II A of ORR will extend from Narsingi to Patancheru, and from Shamshabad to Pedda Amberpet.
Of the total 2,050 acres of land required for the project from Narsingi to Patancheru and Shamshabad to Pedda Amberpet, Huda could acquire only 1,350 acres. About 250 acres of land is caught in legal wrangles since farmers have managed to get a stay order from the court. Though some of them have agreed to give away the land, the acquisition procedures are yet to be completed.
Lanco Hills may not be all it was hyped up to be.. Their marketing hype seem to have generated a huge interest in this project. Buyers were quick to realize that lanco was using the same old trick every other developer used so far.. “Release 10% of your total inventory and claim a successful launch when the 100 people give you a check for 2 Lacs each.. ” Cmon, we know what state those buildings are in today..
Want to buy a park from Huda ?.. Its possible in Hyderabad and particularly if its owned by Huda.. recent reports in Hindu and Eenadu indicate that Huda has gotten so desperate that its now trying to sell open green spaces in hot neighborhoods. What next KBR Park for a Resort ?

We found that with just few months away to 2008 March, even construction team can not travel from APPA to Shamshabad!!. (This is a 10KM stretch and the workers or engineers can not move from one end, to the other. That summs up the situation!) Miles of hillocks are yet to be cut and there is no ACCESS, at all! We were able to move from Guchibowli upto APPA and then for another 2 Km, by bike, through the mud tracks used by trucks. That is all. It gets stuck there with a huge virgin hill, looking down and making a pass! We rock climbed and reached the top. What we saw was heart breaking! Unending rough terrain, yet to be touched.
Road building can never be done overnight. It’s a very lengthy process. The road width has to be excavated deep and all soil removed. It has to be replaced with red earth, layer by layer. Each layer has to be rolled and cured. The surface preparation with broken granite also happens layer by layer. There is no short cut at all. Let alone flyovers, culverts, underpasses, even plane road will not be seen in several stretches, by 2008 March.

Since I landed in Hyderabad, every one kept claiming how soon the express way would be ready, but after seeing the delays in simple projects like panjagutta flyover etc., I was waiting for announcements in delays of expressways. As expected, this week Times of India reports that Huda has announced a delay in the construction of the PV Narsimha rao expressway by a year and the highway is expected to be completed by March 2009.
Of the 325 piers (pillars for the flyover), Huda has erected 20 so far. Huda also needs to acquire 2,500 sq yards of defence land in Mehdipatnam, 400 sq yards near the Musi river, 2,500 sq yards of private property in Aramghar apart from some other independent houses and gated communities coming in the way of the flyover. The acquisition process is still in the “advanced” stage.
Its raining SEZ’s in India. Not sure what all these SEZ’s will get for the taxpayer, but politicians and large companies are turning into landlords and at this pace, 50% of India will be really owned by the politicians and ambani’s.
The Centre on Tuesday accorded formal approval to six more special economic zones in the State. They include the two multi-product zones promoted by GMR at Shamshabad International airport and Sri City in Chittoor district. This will take the total number of SEZs in the State to 51.
Majority of the IT SEZs approved on Tuesday were in areas such as Warangal and Guntur, giving a fillip to the State’s government’s efforts to take IT to areas other than Hyderabad. The government, which has been getting requests for land only from smaller IT companies in these areas, is expecting to woo the bigger players with the SEZ status.
GHMC wants to fence its lands.. I dont see how fencing will stop the bada babus from encroaching on government land. It may just give them more of a reason to occupy a fenced property..
The Greater Hyderabad Municipal Corporation will begin fencing and erecting compound walls around its land to keep away land sharks.There are a large number of open spaces big and small in the 12 surrounding municipalities which were merged with Greater Hyderabad.Highly placed sources told this newspaper [DC] that the GHMC had records for over 700 open spaces running into nearly 20 lakh square metres.
Raidurg Auction is a flop as expected.. Government is late to realize that smart money is no longer participating in Hyderabadi auctions
The APIIC was struggling to get bidders for the 424acre IT district out of which 60 acres were put for auction in the first phase. Sources said top developers like DLF, Raheja, L&T and Ascendas made it clear that they would not invest hundreds of crores of rupees on land which is under litigation.
Hyderabad Real estate continues to spiral down in many areas due to low demand for apartments and rentals. Buyers are staying away which is attributed to general negative sentiment and sellers are not wanting to get rid of their properties at low prices. I know of a few cases where buyers have forfeited their hefty advances after sale agreements since they could not flip the land as planned.
DC Sunday Hyderabad Chronicle is gaining pounds everyweek with increased real estate advertising and iI see more and more people trying to use the red listings [ premium listing I guess ]. Too many apartments and houses for rent and sale. Looks like the NRI population is also booking profits in this market and moving to a more stable bank deposit or a conservative mutual fund investment. Reality bites the sellers that have high hopes on their properties as soon as they list their properties in DC or some where else. FM Radio and papers are filled with ads about “Buy xxx yds and get laptop free”, “Buy farm plot and get farm house free” and other interesting schemes.
Kondapur apartments are pretty close to breaking below the 3000 per sqft support level and its going to be a long journey for those who are trying to get 30k in rent for a 1800 sqft apartment. Villa projects in prime projects with large built up sqft are holding and growing in value [ 600 sqyd, 5500 sqft, 3.8 crores etc. ]. With the new hype around villas, I see many folks falling prey to developers who are selling triplex villas in 200 - 250 yds [ in remote undeveloped areas ] at more than 2 crores.. please do your home work before you jump into such projects..
Regal Broadway ( NEW ) : HUDA decided to create a new area called regal broadway near the international airport to host a dozen new start hotels to cater to international passengers. Huda invited private companies to construct a 7 star and six 5 star hotels along with five 3 star hotels in a 150-acre area.
Hyderabad Airport : According to GMR, the developer of Hyderabad International Airport, 70% of the work is complete and its on track to be done by March 2008. I really doubt that the work will be fully complete by then, but atleast test flights will be possible by that time. This seems to be the only project in Hyderabad that is showing some progress so far and will be delivered some time in 2008.
Most conservative investments in India today will yield you upto 11%, do you think that an overpriced 1 crore apartment will give you equivalent CAGR over the next 3 years ?

As kokapet, the much hyped golden mile continues to be still under a cloud of uncertainity [ Latest is that the developers who purchased land here dont have land and the government doesnt have the money to pay their advanced back ] with no clarity in sight for the bada babus and companies that purchased land in this area, Tellapur is evolving to be the same.
At tellapur, 400 acres of land was auctioned off and was acquired by ICICI consortium at 4.21 crores per acre. Apart from paying for the land, the consortium consisting of ICICI, Nagarjuna construction and Tishman speyers, intends to invest around 4000 crores for the development of township in this land.
Now this whole 400 acres is in court as an Industrial cooperative society claims to be the owner while the government claims this land as the absolute owner.
